Rents jumped in Las Vegas while some SW Las Vegas prices eased
Las Vegas rent and SW Vegas sale prices are moving in opposite directions right now. That gap matters if you rent and are weighing a purchase, or if you own and want to know what your home is actually worth against what sold nearby.
Zillow reported that the typical Las Vegas rent hit $1,732 per month in September, up 16.9% from a year earlier. That is a real shift in the monthly cost of renting here. Zillow also noted rent concessions in Las Vegas rose 8 percentage points from a year ago, so landlords are offering more deals even as headline rents climb.
On the buying side, the picture in SW Vegas is uneven. Some ZIP codes saw prices rise. Others fell, and fell by enough to change the math on a purchase. The Real Estate Data Aggregator counted homes sold across seven SW Vegas ZIP codes for the three months ending August 31, 2026. Here is what each area's median sale price did compared with the same three months of 2025.
ZIP 89178, in the Mountains Edge and Southern Highlands corridor, saw the steepest drop. The Real Estate Data Aggregator put the median sale price there at $450,000, down 12.4% from a year earlier. Yet that same ZIP had 208 homes sold, up 19.5% year over year, and its months of supply fell to 3 months. More buyers showed up even as the price came down.
ZIP 89179 tells a similar story. The Real Estate Data Aggregator recorded a median sale price of $441,000, down 7.5% year over year. Homes for sale there jumped 67.5% from a year ago, which gave buyers more to choose from and pulled prices down. Still, 27.5% of homes in 89178 and 22.9% in 89179 went under contract within two weeks of listing. Demand did not disappear.
ZIP 89148 also eased. The Real Estate Data Aggregator put its median at $475,000, down 4% year over year. Inventory there rose 16.1% and days on market stretched 14 days longer than a year ago. That is the ZIP where buyers have gained the most negotiating room in this group.
Not every part of SW Vegas softened. ZIP 89141 was the strongest of the group. The Real Estate Data Aggregator counted 205 homes sold there, up 19.2% year over year, with a median sale price of $572,221, up 7%. Nearly 3 in 10 homes, 29.9% to be exact, went under contract within two weeks of listing, up 6.5 points from a year ago.
ZIP 89139 also held up. The Real Estate Data Aggregator put its median at $512,685, up 5.7% year over year. That ZIP had 4.2 months of supply, and 26% of homes went under contract within two weeks.
What the rent number means for buyers
Zillow's $1,732 Las Vegas rent figure is a metro-wide number. Realtor.com put the median asking rent for the Las Vegas-Henderson-North Las Vegas area at $1,473 in September 2026, up just 0.9% year over year. The two figures use different methods, but both show renting here is not cheap. When you compare that monthly cost against what it takes to own in a ZIP like 89178 at $450,000, the payment gap looks different than it did a year ago.
Redfin reported that sellers outnumber buyers in Las Vegas by 63%, with a seller-to-buyer ratio of 125.5% as of October 14, 2026. That is a buyer's market at the metro level. But the Real Estate Data Aggregator data shows SW Vegas ZIP codes are not all reading the same. Supply in 89178 is tight at 3 months. Supply in 89118 is looser at 6.8 months. Those are two different conversations.
| 89141 | 89139 | 89178 | 89148 | |
|---|---|---|---|---|
| Median sale price | $572,221 | $512,685 | $450,000 | $475,000 |
| Price change, year over year | +7% | +5.7% | -12.4% | -4% |
| Months of supply | 4 | 4.2 | 3 | 4.4 |
| Median days on market | 59 | 56 | 51 | 64 |
The area-wide picture
Across all seven SW Vegas ZIP codes together, the Real Estate Data Aggregator counted 1,028 homes sold in the three months ending August 31, 2026, up 10.1% from a year earlier. Homes for sale across the area fell 1.8% to 1,464. New listings slipped 2% to 1,355. Pending sales held nearly flat, up 0.4% to 1,010.
The area-wide numbers are calm. More homes sold, fewer are sitting. But the area-wide number hides a 12.4% price drop in one ZIP and a 7% gain in another. That range is wide enough that a single street can read very differently from the ZIP code it sits in.
- Las Vegas rents climbed 16.9% year over year to $1,732, per Zillow.
- At the same time, some SW Vegas ZIP codes saw sale prices fall, with 89178 down 12.4%, 89179 down 7.5%, and 89148 down 4%.
- Other ZIPs rose.
- The metro headline does not tell you which side of that line your home or your target block sits on.
