SW Las Vegas sales rose even with fewer homes for sale

Rates above 7% did not stop buyers in Southwest Vegas. The Real Estate Data Aggregator counted 1,078 homes sold across SW Las Vegas in the three months ending July 31, 2026. That is up 13.1% from the same three months a year earlier. At the same time, the number of homes for sale fell 4.3%. More sales, less supply. If you are selling, that combination matters.

Pending sales across SW Las Vegas rose 5.6% year over year, according to the Real Estate Data Aggregator. That tells you demand did not dry up. Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. CNBC reported the average 30-year fixed rate hit 7.30% on September 30, 2026, with Mortgage News Daily putting it even higher at 7.58% that same week. Buyers are still writing offers despite that.

Rates are real friction. Homes are taking longer to sell in most of these ZIP codes compared with a year ago. But sellers who priced correctly still found buyers. The Real Estate Data Aggregator shows pending sales up in five of the seven ZIP codes tracked here.

How each ZIP code performed

The story is not the same in every part of Southwest Vegas. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP, for the three months ending July 31, 2026.

Where homes moved fastest

ZIP 89179 had the fastest median days on market at 41 days, according to the Real Estate Data Aggregator. That is 16 days shorter than the same period a year earlier. It also had the highest sale-to-list ratio at 99.7% and 20% of homes sold above list price. ZIP 89141 had the highest share of homes going under contract within two weeks at 33%, up 5.4 points year over year.

Supply is tighter in some spots than others

ZIP 89178 had just 3.1 months of supply, down 1.3 months from a year ago. ZIP 89141 was at 3.5 months, down 1.8 months. Those are tight conditions. ZIP 89118 and 89113 had more breathing room at 5.6 and 5.2 months. That spread matters if you are deciding where to list or where to buy.

Prices: a mixed picture

Prices moved in different directions depending on the ZIP. The Real Estate Data Aggregator shows ZIP 89139 up 6.9% year over year to a median of $505,000. ZIP 89141 was up 2.4% to $548,000. But ZIP 89179 fell 10.1% to $436,000 and ZIP 89118 dropped 13.7% to $289,000. Price changes reflect what sold, not necessarily what your home is worth. Smaller or entry-level homes closing in a given period can pull the median down even when the market is active.

Realtor.com put the Las Vegas-Henderson-North Las Vegas metro median at $464,900 in September 2026. Redfin reported the typical Las Vegas home selling for $447,000 around the same time. Several SW Vegas ZIP codes are sitting above both of those figures, which reflects the established, owner-occupied character of communities like Mountains Edge and Southern Highlands.

People are still moving here

Redfin reported net migration of 9,581 people to Las Vegas from Los Angeles in Q2 2026 alone. That is a real pipeline of buyers. Nationally, Redfin also found that 19% of house hunters are looking to move to a different metro. Las Vegas keeps showing up as a destination. That demand shows up in the sales numbers here.

Nationally, Redfin reported U.S. home prices rose 3.7% year over year in August 2026, the fastest annual growth rate in a year. Month over month, prices rose 0.25% on a seasonally adjusted basis. The S&P Case-Shiller index, as reported by CNBC, showed national home prices up 1.9% in July compared with July 2025. SW Vegas is not an outlier. It is part of a broader pattern of demand holding up despite higher rates.

Realtor.com also noted that price cuts reached 20.8% of listings nationally in September 2026, the highest share since October 2022. That is worth watching. In SW Vegas, sale-to-list ratios are still in the high 97% to 99% range across most ZIP codes, which means sellers are generally getting close to what they ask. But homes are taking longer than they did a year ago in most areas. Pricing right from the start matters more now than it did in 2024.
